RENTAL QUALIFICATION CRITERIA
All applicants are evaluated using the same written criteria in compliance with Fair Housing laws. Approval decisions are based on the following standards:
Income:
- Gross household income must be at least three (3) times the monthly rent.
- Income must be verifiable through recent pay stubs, tax returns, or other acceptable documentation.
Credit History:
- Credit history is reviewed for payment patterns, outstanding collections, charge-offs, judgments, and overall financial responsibility.
- Medical collections and student loans may be evaluated differently from consumer debt.
- Credit decisions consider the overall credit profile, not solely a numerical score.
Rental or Mortgage History:
- Minimum of two (2) years of verifiable housing history.
- No unpaid balances owed to prior landlords or mortgage lenders.
- No prior evictions within the past seven (7) years.
Criminal Background:
- Screening conducted in compliance with HUD guidance.
- Decisions are based on the nature, severity, and recency of conviction.
- Arrest records alone are not considered.
Occupancy Standards:
- Occupancy limits comply with local and federal guidelines\
Security Deposit:
- Typically equal to one month’s rent; may vary based on screening results.
These criteria are applied consistently to all applicants in accordance with Equal Housing Opportunity laws.
